8/28/2024 - Guidelines from the Inland Wetlands and Zoning Office for the Flood Related Projects

  1. We ask that all residents fill out the flood damage form on the town's website at www.southbury-ct.org/emergencycenter. Please estimate the cost of repairs and upload photos. FEMA requires precise documentation, receipts, and photos for them to consider reimbursement. Individual homeowner damage is separate from town damage and will be a separate application. Once FEMA has evaluated the town, we will have more information for homeowners. FEMA only covers uninsured damages if a declaration is made. Insurance deductibles are considered uninsured damage.

  2. Residents must contact their insurance company as soon as possible.

  3. If temporary repairs are necessary for you or emergency vehicles to access your home, this is considered an emergency repair.

  4. Homeowners must submit a written proposal to the Inland Wetlands/Zoning office for any proposed emergency or non-emergency projects.

  5. Immediate approval may be granted to conduct flood related emergency repairs only. Renovations and upgrade projects cannot be included even if it is a result of the flood.

  6. Cleanup from the flood damage is not considered an emergency project.

  7. Unless it is life threatening, a fire hazard, or a safety issue, any activity in the wetlands area, including debris cleanup or tree removal is considered a non-emergency project.

  8. The town advises that professional engineers be consulted for all emergency driveway projects. Written proposals must be provided to the Inland Wetlands/Zoning office.

  9. All repairs whether major, minor, permanent, or temporary will still require zoning or inland wetlands permits as determined by the appropriate official.

  10. Documentation should include pictures of the flood damage.

  11. Residents who need to perform cleanup in the wetlands area of their property must wait until the waters have receded and the land use officer has conducted a site visit.

  12. Conducting work in wetlands without notifying the Inland Wetlands office will result in violations and fines.

  13. Residents should be aware that it is to their benefit to notify the Inland Wetlands/Zoning office so the town can help with the necessary follow-up procedures. This will help safeguard the owners' interest.
